Tasked with turning around distressed and underperforming properties, he consistently ran into the same critical bottleneck: leasing.

Traditional on-site teams were slow to adapt, conversion rates were underwhelming, and stabilization timelines dragged on—costing owners millions in carrying costs and delaying returns. Frustrated by the gap between construction completion and cash flow, he took matters into his own hands. He assembled specialized in-house leasing teams using data-driven processes, aggressive outreach, and rigorous training.

The results were immediate and undeniable. Projects that typically took 18–24 months to stabilize were reaching 95%+ occupancy in under 6–8 months—often in one-third the expected time. Word traveled fast. Other developers, seeing the dramatic acceleration in lease velocity and NOI recovery, wanted in. What started as an internal fix became a full-scale contract leasing operation. That was the birth of CIS.

With over 10 years of experience in the industry, Tim has successfully driven occupancy goals for more than 50 major projects across over 15 states. His diverse expertise spans leasing, construction project management, marketing, market analysis, branding, and staff training. He excels in helping developers launch new projects, identifying effective outreach strategies to target markets and maximize income potential without compromising leasing momentum.

Tim thrives in the fast-paced industry of multifamily housing, where he brings energy and focus to projects and consistently seeks opportunities to solve challenges and drive results. Outside of work, you can find him under the hood of a car or soaking up the sun on Minnesota’s stunning lakes during the fleeting summers!

Vincent Spera

Talent Acquisition

Vincent works with Leasing Pros  to develop recruitment strategies and assess talent. Previously, he held various roles leading efforts in workforce planning, talent development, and organizational effectiveness across industries, including, real estate development, security, hospitality, and construction.

Vincent has completed his Doctorate in Industrial-Organizational Psychology from Adler University. He holds a Master's in Psychology from Adler Graduate School and a Bachelor's in Business Management from American Military University. He is a member of the Society for Industrial-Organizational Psychology (SIOP) and served as Vice President of Adler University's Psi Chi chapter, the International Honor Society of Psychology. He applies psychological research and understanding in the workplace to align organizational goals with employee needs. 

Ultimately, he is dedicated to improving workplace performance and fairness, while committing himself to continuous learning and personal growth to better serve others.
